Many people strive for the American dream of becoming a millionaire. There are many vehicles people can use to become a millionaire, but by far the majority of millionaires in America have done it through real estate investing. There are many different options you have to make money in real estate investing.

A person may become wealthy by purchasing, renovating, and reinvesting into investment property. One thing is for sure; thousands of people have broken their everyday routines and traded in their day jobs for buying investment property. Remember though that these people have focused on a particular path that is bought out by natural abilities and the opportunities available to them. What happens as a result of your actions depends at least partially on who you are as an individual.

Being aware of your desires

Comprehending what it is you desire can help anyone; it certainly seems to have helped investment property owners.Determining what you want to achieve from investment property can be a challenge note though that this is something that can be done from either a work place or the comfort of your own home. Instead of relying on trial and error that can cost you a lot of money, take care to build an investment property profile it is the best way to go forward if you want to achieve your investment property goals quickly.

Using time wisely

Making time to create wealth with investment property is one of the most common obstacles that people face. With investment property you need to make sure that you set aside time to find properties that will help you to attain the wealth you are looking for. Take as much time as you need to make sure that you have the information and find the right property this way you will find more success when dealing with investment property.

Comprehending your investment options

Think about everything relating to your property. How long will you keep the property? What types of renters are located in or around your investment property? Knowing the answer to these questions will help you to determine if the market in a particular area will meet what you want in finding properties. These factors are important because you will have considerable problems in increasing your wealth with investment property if you do not have the right location or the right tenants. If you have all your information organized beforehand you will have a much more pleasant time.

When you are working on your blog, one way to make sure that you gain and maintain momentum with it is to plan each step you will take carefully. Many people dont plan their blogs and they are not realizing as much success as they could if they planned out each step they should be taking with their blog.

There are some things that you can consider before you even begin blogging that will help you develop a plan. This will help you keep your momentum moving forward. Here are three of the factors that you should keep in mind before you begin your blog.

The scope of your topic is your first consideration. There is a fine line between choosing a topic that is too broad and one that is too narrow. When you choose a topic that is too broad, you will become overwhelmed with post choices that you might not be able to focus on your blog adequately. And if you choose one that is so narrow, you will run out of things to say on the topic fairly quickly.

Using the news is a good way to determine if there will be an ongoing supply of stories and posts for your topic. Check the search engines for breaking news stories to find out if there are plenty of new stories on the topic to keep you busy posting on your blog.

You can also try to come up with as many ideas for posts before you even begin. If you find yourself struggling to come up with some new ideas, you might want to consider broadening your topic a bit. Or you might have to consider finding another topic.

The next thing you should take into consideration is your own passion on the topic. If you plan to have your blog for a long time, you will have to consider if the topic will motivate you enough to keep on writing. You will find that if you choose a subject that does not stir a passion in you, your efforts to research and keep on going will start to fade. No matter how much you want the blog to succeed, if there is no interest on your part, there will be little interest on anyone elses. It will show in your writing rather quickly.

Be honest with yourself when you are choosing a topic. You might try to fool yourself into thinking that you have a passionate interest in the topic, but it will not pay off in the long run if you have no passion. Ask yourself if you can see yourself writing on the topic for years or whether you feel proud covering the topic. Also, do you want to be seen as an expert on this topic? If you answer yes, then you probably have the right amount of passion to be successful with this topic.

A blog could take a long time before it becomes successful. In fact, some blogs take about a year to see success. This is a great investment of time on your part with very little reward. That is why there is a need for passion and excitement on the topic for you to sustain yourself when you are not receiving a reward for your efforts.

You should also consider the amount of time that you have for your blog. There are some blogs that dont require a great deal of time and others that will require a lot of your free time. The time involved will depend on a few things.

The first thing is the choice of topic. There are some topics that will need to be updated frequently because it is constantly evolving and changing.

How long the blog has been around will also factor into the time required to maintain it. If a blog has begun to see some success and is becoming popular, it will begin to require more time to keep it updated. The older your blog is the more likely it is that it will require more work and time.

The style of posts that you write will also determine how much time is invested in the blog. If you write long posts that encourages a great deal of feedback, the blog will take up a great deal more of your time.

It is recommended that you only start one blog at a time. Assess the amount of time that you have in your life to devote to the blog and get it set up. In another month or so, assess your time again. Before you begin another blog, consider whether you have more time in your life to add another blog to your current blogging time investment. If you are not able to invest enough time to write a quality blog, consider holding off until you have the time to give it the attention that it needs.

Over the past few decades, the international phenomenon of counterfeiting of modern currency has slowly acquired such alarming proportions that it has turned into a serious problem for Governments the world over. In order to control this international criminal activity and protect the currencies of their respective countries, Governments around the world have been effecting changes in their currency notes from time to time.

With the advent of powerful consumer image editing software, cheap high resolution scanners, and low priced computer equipment it becomes easier and easier every year for counterfeiters to duplicate the designs and images found on modern currency. The threat of counterfeit currency is no laughing matter to the governments of the world, who have taken measures to ensure that their money is as difficult to replicate as possible. In this article we will discuss a few of the methods they have used to undermine the efforts of counterfeiters worldwide.

One such step taken by the US Government during the 1980s, was to issue bills of 20, 50 and 100-dollar denominations along with a security strip that was located on them from their top to bottom. These bills had their denominations clearly written on this security strip that was made of fluorescent plastic. It was quite easy to read the printed matter on this strip by holding the bills under a fluorescent light bulb. Despite this fact, however, the clearly written denominations turned out to be a hindrance for the counterfeiters in their efforts to upgrade bills of lower denominations to those of higher denominations, something that they did by washing the ink from the paper. On this paper, they reprinted the graphics of the bill with the help of the dye sub or laser printers.

Watermarking is another method that can prevent the counterfeiting of currency. This method is being used in the United States wherein the latest bills issued by the treasury contain images designed into the paper itself. These watermarked images on bills of different denominations match the images of different US Presidents. For example, the $100-bill bears the likeness of the former US President Benjamin Franklin with respect to the standard image as well as the watermark. These images can be seen quite easily when we hold the bills against a source of light.

The image in the watermark should match the image of the president on the bill. The $100 bill has Benjamin Franklin as the standard and the watermark image. Some currency notes such as the $5 bills have been counterfeited to $100 bills. This bill is a carbon copy of the genuine one, but under scrutiny, the watermark image will reveal Lincolns face as per the $5 bills and the true colors of the fake currency.

Finally, one of the latest counterfeit prevention technologies that have been put into use is special inks that appear to be different colors at different angles. When viewed from the left, for example the color may appear to the eye to be a light green, but as the viewer shifts over to the right, the color changes to black. These color changing inks are very difficult to reproduce as they use a special compound that is very difficult for counterfeiters to manufacture.

These are just a few security features that have been used to secure the Modern United States currency. So be prepared for more new methods and technology to maintain the integrity of the almighty dollar.

As mentioned previously, stocks finished a volatile month in October with a volatile final week of trading, as investors began to question whether the market¹s impressive rally had surpassed the economy¹s ability to generate growth in output and profits.
To be sure, throughout the market’s impressive rebound, the technical picture for stocks gathered steam, as excess liquidity helped drive the market higher.
Fisher Capital Management, US Equities Reports: As one technical achievement passed another, we began to postulate that the market’s technicals appeared significantly better than its fundamentals.
Some of these concerns may be coming to fruition over the near term, as a few technical strengths appear to have softened in recent weeks. Indeed, as the S&P 500 Index approached the 1,100 level during the middle of October, the market ran into strong resistance, falling by approximately 5% from that high by month-end.
Fisher Capital Management, US Equities Reports: This may prove to be an important development because at 1,100, the S&P 500 was within about 20 points of achieving a 50% retracement, whereby the market could have recouped 50% of the loss from the October 2007 high of 1565 to the March 2009 low of 666. Given all the cash parked in money markets and shortterm Treasury bills, another surge or two above 1,100 is certainly possible. Yet 1,121 is a number that should be on the radar for all investors, because if it is achieved, very little technical resistance exists on the path to 1200.
In addition to the strong resistance, stocks failed to hold a key support level on the last day of October. The market’s 50-day moving average (DMA) was 1,052 heading into Halloween weekend, but investors were spooked by poor readings on personal spending and consumer confidence, resulting in a close (1,036) below the important 50- DMA level. An important test will be in the first several trading days of November to see whether or not the market can sustain its rally above this key support level.
Fisher Capital Management, US Equities Reports: This weakness was exacerbated by a surge in the market’s “fear gauge” toward the end of October. The Chicago Board Options Exchange Volatility Index, or VIX, which measures the cost of using options as insurance against declines in the S&P 500 Index, surged in the final few days of trading last month.
While the VIX had been at a 14-month low in the middle of October, the 25% jump at the end of the month suggests investor skittishness about market direction over the next several weeks, particularly as the catalyst of earnings season draws to a close.
Fisher Capital Management, US Equities Reports: Fortunately, the fundamental picture has brightened. Better than expected economic data suggests the possibilities for an improvement in corporate performance. Interest rates and inflation remain low, providing a healthy backdrop for corporations that have been very aggressive cutting costs from their expense structures.
Indeed, recent earnings news has been somewhat positive, with 70% of the companies in the S&P 500 Index having reported an average decline in earnings per share (EPS) of 12% for the
third quarter, exceeding expectations.
Fisher Capital Management, US Equities Reports: Given our projections for a “less spectacular” economic recovery in 2010, though, we continue to believe that consensus estimates for corporate profit growth of up to 35% next year are too high. Consequently, our operating EPS projections remain more than 12% below consensus expectations ($75.00) for 2010.
Businesses can’t cut costs forever, and at some point we believe revenue growth is a necessity to help justify valuations for a market that is already trading at a price/earnings (P/E) ratio of 16 to 17 times our $65.00 estimate for next year. Until we begin to see an improvement in the longer-term trends for housing, employment, credit, sales, and profits, we suspect the market will be unwilling to pay anything more than historically average P/E multiples (16 to 17 times) for a dollar of earnings. Therefore, we continue to believe the market, as defined by the S&P 500 Index, will likely be fairly valued within the current range of 1,050 to 1,100 over the next six months.

 Why copyright exists
Imagine this scenario; you build a cottage, say, to your own design. It’s a beautiful, Tudor-style, thatched roof affair, with a small, well-kept garden, and a breath-taking view of rolling, verdant green hills offering spectacular sunsets in the evening. Now imagine someone finds out about your unique, very attractive cottage one day, and moves in while you’re out. You come home to suddenly find you can’t get back in, and this squatter inside is claiming they own your house, that they built it even, and worse, they’ve started renting out the back bedroom for a pretty penny.
To cap it all, they’re now building duplicate cottages matching your design down the road to sell and earn even more money. Now imagine there was no law in existence to give you the opportunity to re-claim ownership of your property and no means to stop the usurper or win restitution from them for their actions.
Transfer this – admittedly crude – analogy to creativity, and that’s why copyright exists.
I like how the Irish Patents Office(5) puts it on their website with regards the Nature of Copyright:
“First, persons who create works of the intellect or who invest in their creation and dissemination are entitled as a matter of human right to secure a fair return for their creativity and investment.
Secondly, unless the rights of creators and investors to a fair return are supported, the community as a whole would be impoverished by the fact that, in many cases, these works would not be created or developed.”
Our civilization progresses through creativity and innovation. But for creators to create, they need to eat, they need to live, earn money, receive recognition for their work and the stimulus to keep striving when the going gets tough. Copyright exists therefore to make this happen and help the innovators earn revenue from their creations. Copyright exists to promote creativity and help creative people live from their creativity. Copyright exists because it makes creative and business sense for copyright to exist. If a writer earns money from their work, they can earn the funds to keep writing. If an artist earns money from the licensing and manufacturing of images of artwork, they have income so they can invest their time productively in more projects. Furthermore, copyright exists to encourage innovation and prosperity, for society as a whole as well as for the individual doing the innovating.
Take copyright away and you effectively tie the hands behind creatives backs. Imagine a world culturally, creatively, industrially and economically deprived because its innovators weren’t given the reward for – and the power to protect the use of – their endeavours.
With that in mind, let’s put my cottage analogy of the previous page into proper context now; you’re a creative person, aren’t you? Imagine every time you created something, someone could come along and copy it, claim it as their own and very likely make money from it, and without fear of consequences because there was no law making their actions punishable. You’d very soon give up creating wouldn’t you? What’d be the point of all that hard work when others could reap the credit and the reward? Fortunately for us, that’s not how it is in the real world. Let’s read again what the Irish Patents Office says; that it’s a “…human right to secure a fair return for their creativity and investment.” I say again, nicely put.
So that’s why copyright exists.
But just what is copyright?
Copyright is… If you consider my crude cottage analogy again; it essentially establishes what copyright is… a property right. But a property right that applies, not to land or buildings or vehicles, but to products of the human mind… of our intellect. Creative products, such as literary, dramatic, musical or artistic or filmic work (don’t worry, I’ll go into greater detail of work to which copyright applies later). And what can one do with this “intellectual property” right? Well, copyright has some similar but also different entitlements to other forms of property right, specifically allowing the copyright owner (or owners) to:
* copy, lend and distribute their work
* license others (i.e. grant written permission) to use the copyright owner’s work
* adapt their work or licence others to do so (e.g. adapt a book into a movie)
* sell their created work – their intellectual property – to others, and, importantly…
* have powers to stop wrongful infringement of those rights by third parties, i.e. the copying and exploitation of the copyright owner’s work withouttheir permission, as well as…
* obtain recompense in the form of compensation or damages for infringement where loss of revenue has been discovered.
This applies to a copyright owner’s work, whether or not it’s been published, exhibited or otherwise released to the public for their consumption. Not only this though…
Moral Rights in copyright
A creator and commissioner of a copyrighted work is also entitled under copyright to other rights relating to their work. Called “Moral Rights”, these are:
* the right to be identified as the author (or artist, or photographer, or composer, or director etc.), and to stop a work being falsely attributed to them
* the right not to have their work subjected to derogatory treatment (alteration, re-arrangement or deletion) by others; “derogatory treatment” being where the resulting work is mutilated, distorted, and can damage the creator/author’s reputation
* the right to privacy when it comes to certain photographs and films (e.g. a commissioner of private photos has the right not to have them published or exhibited to the public where the photos become copyright works)
Here’s some examples of these above three points:
If you flick open the front few pages of any book, you’ll see that the author has asserted their moral right to be identified as the author of that book; a right they have under law to do so(7). Were it a fictional book, and it was adapted into a movie, they’d also have the right to be identified in the movie as the author of the source novel – unless you set aside the right. Conversely, Alan Moore, whose now legendary unhappiness at the treatment of adaptations of his graphic novels and how he feels they’ve reflected badly on his original work, has prompted him to demand his name be removed from the movies credits, such as Watchmen.
If for some reason, J K Rowling’s Harry Potter series of books had been knowingly and deliberately credited as my work and not hers by someone else, both she and I could stop it, due to false attribution.(8)
If during the editing of this book, I’d felt a third party (an editor, a publisher or printer) had done a hatchet job on all my hard work, I could not only let it be known how unhappy I was with this mistreatment, but I’d have the right to stop it too.(9)
Finally, the photo-portraits of my significant other and I which we paid a professional photographer for, hang on the walls where we live… and nowhere else without our say-so.(10)
See how Moral Rights work?
Now I need to mention there are however exceptions to Moral Rights; they can’t be asserted when copyrighted works are computer programs or computer-generated work (created without human intervention), or for a typeface design. Also, if the creator/author hasn’t asserted their right to be identified as the creator/author if that right applies, the Moral Right hasn’t been violated. In addition, if the creator/author works for an employer who does/will own the copyright of the work you produce, you will not have this right either.

The maintaining of financial records, bookkeeping, money management and accounting are at the base of every successful company. The people behind these jobs are accounting clerks and accounts payable clerks. Although these two very important career paths are similar, there are slight differences. However, training obtained through Centennial College’s Accounting Clerk program prepares you for both.
Not only is a college certificate important in the accounting clerk field, it is essential. Obtained in just one year (2 semesters), the certificate demonstrates your knowledge of complex topics such as: financial accounting and management, capital cost, structure and budgeting, investment valuation, dividend policy, mergers and acquisitions, consolidation, planning and control, working capital management, long-term sources of funds as well as short term and intermediate financing. Along with these varied topics, Accounting Clerk training offers a special focus on computerized accounting. In today’s workforce the use of computer programs to perform accounting tasks is commonplace. The program helps to meet the high demand for people with a solid background in accounting and microcomputer skills.
In addition, Centennial College’s accounting clerk program is known for its leading edge information technology infrastructure. Many classes are taught in a lab environment, which is fully equipped with an integrated network of computer systems. This real-life simulation gives students the experiences they need to be confident upon graduation. However, there is more to being an accounting clerk or accounts payable clerk than crunching numbers on a computer. These professionals also require effective business communication skills, which are taught at Centennial. The best part is that transferring into other accounting programs at Centennial is easy!
So what’s needed to attend this intensive program? Centennial College expects students applying for admission to present at minimum an Ontario Secondary School Diploma (OSSD) or equivalent or be 19 years of age or older. However, possession of minimum admission requirements does not guarantee admission to the program. Academically, students should also possess the following: compulsory English 12C or U or skills assessment, or equivalent and math 11C, M or U or 12C or U or skills assessment, or equivalent.
Upon graduation, the scope and responsibilities of an accounting clerk depend on the size of the company at which he or she is employed. Typically, an accounting clerk calculates, posts and verifies financial data for use in maintaining accounting records. This is achieved by compiling and sorting documents such as invoices and cheques or other business transactions. The accounting clerk also computes and records charges, refunds, and cost of lost or damaged goods, freight charges, rentals or similar items. Many may also reconcile bank statements. Meanwhile, an accounts payable clerk has a job that is threefold. First, he or she performs the day-to-day processing of accounts payable transactions to ensure that finances are maintained in an effective, up to date and accurate manner. Secondly, he or she completes payroll functions so that staff members are paid in an accurate and timely manner. Lastly, the accounts payable clerk provides administrative support to ensure efficient office operations.
Although the jobs of the accounting clerk and the accounts payable clerk differ, there are overlapping responsibilities. Therefore, attending Centennial College’s Accounting Clerk program provides sufficient education to perform both jobs. This gives you the advantage in the competitive financial market.

So youve decided to get a website thats optimized for search engines. Youre no dummy. You want your website to show up any time a search is conducted in your area of expertise. Who can blame you? But wait. Be prepared for twists and turns ahead.

The Bible says, “My people perish from lack of knowledge.” This is also true in the technical world of search engine marketing. Your lack of understanding of how search engines find websites can be detrimental to your success. In effect, you could lose your website investment, and lose again by not being at the top of the engines later. If your website is built and written correctly, you will experience a positive return on your website investment that pays dividends for years to come.

Before you start correcting the website content created for you by The Marketing Shop, or any webmaster experienced in SEO, make sure you have a firm grasp of search engine optimization. If you have a question about something that looks peculiar, ask your designer before you spend too much time fretting. Chances are–if its on your website–its there for a purpose.

Writing a website is a delicate balance between pleasing people and computers. Strike the right balance and youll find your website at the top of the search engines, converting your website traffic into loyal clients. Miss the mark and your site will be in no mans land without a word to say.

Heres a few things to know about search engine optimization before reading your website content for the first time:

Keywords are Paramount. If your website does not have the keyword content that people are using for search, it will not show up in search results, period. This is not quantum physics. Computers are machines. They can only pick up text. Its crucial that we analyze what people are typing into the search engines and build your website content accordingly.

Keyword Research is Necessary. The Marketing Shop performs extensive keyword research for all our web marketing clients. We want to know exactly what people are typing in what into the search engines to find products and services like yours. Based upon our expertise in search engine optimization, we determine the best keywords and phrases to optimize on your site. We have many different calculations that we use to determine which keywords to optimize for and rest assured weve done our homework on the best keywords for the current development phase of your website.

Headings Must Be Search Engine Optimized. The headings of your website impact your website search engine optimization. It is important that they read in a precise way in order for you to “score points” with the search engines and rank higher in search results. There are at least three levels of headings (h1, h2 and h3). If youre keywords arent here, your page wont be optimized.

We try to maintain a balance by writing headings that are search engine optimized, and compelling for the reader. A headline sets up the structure of the page and entices people to read further. We try to do both wherever possible.

Your Page Layout Must Be Search Engine Optimized. Everything about your website must be optimized for search or you may lose valuable opportunities to gain new customers. Our websites have generally the same layout because our research has shown the layout to be most effective for SEO. While there are probably many better ways to layout your website, we prefer the way that the search engines prefer in effort to attract website traffic.

Your Navigation Will Make or Break Your Search Rankings. The navigation on your website is integral to your website for a variety of reasons. First, it contains links that help the search engine spiders get to where they need to go on your site. Second, it contains keywords that help your website get indexed for search queries.

We strive to create intuitive and easy to use navigation systems that are search engine optimized. Much thought goes into the creation of your navigation. Though it may seem strange, your navigation is built for search engines and people. Whenever possible, we will add keywords and key phrases to each and every link of your navigation. Heres some bizarre things you may encounter on your SEO navigation:

Repetition Keywords: Its important to put keywords everywhere, including the navigation system. Not only do the keywords score points for being there, but the link itself scores double points for linking to the page its linking to.

Re-Phrasing of Terminology: Sometimes we will need to breakdown the way you phrase something in order to make it match with what people are searching for in the search engines. If our research shows that people are not searching for a given term, we will change it to suit the search queries of the customers you want to win.
Localization is A Sticky Situation. Many of The Marketing Shop website clients are those seeking web marketing in a local vicinity. We do our best to bring you customers only from the area you request. However, there are times when our keyword research concludes that people are just not searching for your local area and we have to optimize more broadly. If this is the case, rest assured that targeting the broader area will still render results in your local area due to our expertise in local web marketing.

Each Page is Only Optimized for One or Two Phrases. The most successful web pages for search engines are optimized for only one or two keyword phrases. That means the title is about one thing and the page contains the same keywords sprinkled throughout with plenty of links reflecting the same keywords too.

Images are Invisible to Search Engines. If you were expecting a website to be a lead-generator that has more visual appeal and aesthetic stimulation, please reconsider. Images are invisible to search engines. Studies also show that people want information when they come on the web as opposed to a colorful “website brochure.”

Content is King. Content is king for a variety of reasons including for search engine optimization, for website conversion enhancement and for inclusion into Google.

Search Engines: Search engines can read only text. It makes sense to keep fresh, relevant content on your site for search engine crawlers.

Website Conversion Enhancement: People are on the web to get information, not to read brochures. The more information you provide for them, the “stickier” your website becomes and the more people will bookmark your site and rely on it for pertinent information. (See article on web content.)

Also, people who get free and valuable information from your website are more likely to rely and depend upon you when theyre ready to purchase goods and services. Its a “give before you get” mentality that really works. Offer information and your website visitors will reward you with loyalty.

Another way good web content affects your websites conversion capabilities is by showing your clients how you operate. Your web content is very telling as to the goods and services you provide. If you skimp on your content and your competitor does not, your competitor will win the business. Your prospects may wonder why youre not offering adequate information. Do you not know what youre doing? Do you have something to hide? Will you skimp later? Its best to just ante up the info immediately.

Google has strict requirements for its top search result contenders, including inclusion in the DMOZ. The DMOZ is a human edited directory that requires unique and informative content as a barrier to entry. Were in the Information Age, time to step it up and provide useful information.
The World is Changing and Your Customer is Well Informed. Why bother creating websites that are valuable to our website visitors? Because your customer is different today than ever before. Information is readily available to everyone. The person who gives out information most efficiently is the one people will rely on to do business with in the future. Customers are well informed, savvy and able to get information at the click of a mouse. We need to step out of the box and cater to the new consumer.

SEO Sites Can be Tacky. There are websites out there that try to capitalize on knowledge of search engine optimization by adding keywords flagrantly and abusing the system. The Marketing Shop will never do that as we rely only on ethical search engine optimization techniques. We care more about people than we do about search engine rankings. The only time well put machines over people is when its very important to the overall SEO success of your website. Other times, we try to appeal human visitors most of all.

Conclusion
Before you get started, make sure you understand what it takes to get to the top of the search engines. Good foundational knowledge in SEO will help your site be more successful, and save your web designer and SEO professional a ton of headaches in trying to get you to understand whats what. Please understand that The Marketing Shop will do nothing to your website without having a good reason for doing so. Please ask questions before you get frustra.

During the past six years, the scene in South Florida has transformed from low-rise structures to high-rise condominiums hundreds of feet high—South Florida condo market has been booming. But as the building heights rise, so did selling prices. Now, the dramatic hype of condo development is on the verge of landing its way back to ground, as real estate analysts predict.

The apparent upward inertia of the South Florida condo market has been thwarted by inevitable economic realities, making even the most headstrong condo developers of the region recoil. As supply outpaces demand in the South Florida condo market, selling prices already are equilibrating. Values of newly-built condos could pretty much tumble by at least 30% by the time the market plummets. As a result of unbridled overbuilding, lenders are wary of financing condo construction, thus compelling developers across South Florida to cancel, defer or overhaul their respective projects.

In May 2005, T-Rex Capital of Connecticut announced that it would construct a luxury condominium, named Eighty Points West, which will provide views of the West Palm Beach waterfront and a marina for yachts up to 90 feet. It will also have amenities such as a fitness center, theater, and library. However, none of that has started yet, and the company’s president Cliff Preminger said that construction has been postponed to next spring.

Metrostudy, a consulting firm based in West Palm Beach, reported that as of June 30, 2006, nearly 52,000 condo units in Miami-Dade, Palm Beach, and Broward counties were either still under construction or already done but still unoccupied. The figures exclude the thousands of units built in South Florida since the year 2000, when the housing boom initiated. Roughly 104,000 units are being planned for the coming years. Analysts doubt that most of these will ever be built.

Analysts trace the condo problems to short-term investors, who bought condos at low pre-construction prices and waited as the units rise in value before having to close on the properties. These investors “flipped” the properties to other buyers for hefty profits, essentially trading condos like shares of stock. This trend systematically induced demands to inflate, steering prices upward while driving developers to build more. For the case of downtown Miami, the epicenter of the condo construction shockwave, the development is fuelled by international money.

Condos also sprung up in downtown West Palm Beach as buyers were enticed by the idea of living near CityPlace, the shopping and entertainment complex that opened in 2000. Fort Lauderdale, on the other hand, isnt as overbuilt because the city restrains further residential building downtown until an affordable housing law is passed. Overall, the insufficient number of long-term owners purchased condos combined with investors dumping properties for sale has created a surplus of properties across the South Florida condo market. More than 11,000 units remain vacant in South Florida, according to Metrostudy. Investors have been getting frantic as they have been advertising all sorts price slashes, plasma TVs and other perks to attract buyers.

While some lenders have discontinued financing for condo construction, others who remain have tightened lending policies, such as insisting at least 60% pre-sales. This starkly contrasts the situation before when some lenders had no pre-sale requirements.

Another striking blow to developers is the continually increasing costs of construction materials. Due to this, several condo developers “have canceled projects, returned deposits, put land up for sale and are at risk of foreclosure.” For instance, the Waves Las Olas would not be built in downtown Fort Lauderdale. Neither will the Courtyards at Flagler Village be constructed. Several other projects have been put into cessation in South Florida.

Developers and investors are attempting to salvage anything from the condo slump by converting units back into apartments. Only a few years ago, the condo conversion craze was really hot when developers were buying apartments and turning them into condos to satisfy the insatiable demand. Since the start of 2004, more than 1,800 condo-converted units in Palm Beach County have been reconverted to apartments. In Broward, 1,088 condos have been transformed into apartments, while 672 condos in Miami-Dade have been switched back to apartments. Real estate experts concur that it will take at least two years for the South Florida condo market to bounce back, provided that consumers stop using condos for overnight investments and instead revert to home-buying philosophy of past generations.

For Sale by Owner VS Foreclosure in Florida

The state of Florida seems, on the surface at least, to be experiencing a real estate meltdown. Rampant real estate speculation, development and the sub-prime mortgage debacle are being blamed for the glut of homes for sale that has left the market upside down and many homeowners under water and facing the prospect of foreclosure. With many Adjustable Rate Mortgages (ARM) due to reset at higher rates the fallout may not be over. Further manifesting the situation is the insurance premium increases coming down the pipe to cover the devastation and property loss/claims associated with the last several hurricane seasons.

Compounding the problem is the expected increases in condo fees to cover property losses not covered by insurers. The fallout has created a unique opportunity to re-visit real estate opportunities right across the state. There are a couple of by-products to this type of market. One is a rise in For Sale by Owner properties. Homeowners are looking for any edge they can get when they are looking to get out from under a high equity mortgage or negative equity mortgages. A For Sale by Owner allows the homeowner more options when it comes to pricing. They can expedite the sale of the property by passing on the real estate commission savings associated with a For Sale by Owner. This can represent a substantial savings to the buyer and certainly make your property more attractive when you consider the real estate commission savings on a $280,000 property is $16,000! The For Sale by Owner also has more latitude when it comes to making their home “appear” to be more attractive.

They can offer creative seller concessions like “no condo fees for a year” or “0% financing for 3 years”. Essentially instead of passing the savings directly to the buyer they create a “package” that may seem more appealing. I have personally seen everything from “Free Plasma TV’s” to “Timeshares in Puerto Rico”. Creativity can certainly perk someone’s interest, but I tend to prefer a straight “cash” discount or rebate. This allows the prospective homebuyer the opportunity to decide how they want to best use the monies. Cash has a set face-value; $2000 always carries a “value” of $2000 regardless of the buyer, whereas a “timeshare in Puerto Rico” will have different values to different people.

The 2nd by-product, unfortunately, is “Foreclosures” – which have been rapidly increasing in Florida since 2006. Industry experts blame this increase on “sub-prime mortgages”. Sub-prime mortgages are higher risk because they are made to borrowers that typically do not qualify under traditional more rigorous criteria because of limited or poor credit history. Sub-prime mortgage loans have a significantly higher failure rate then prime mortgages. Sub-prime mortgages typically have a higher debt service-to-income ratio and the homeowner simply can’t make ends meet. The end result is more foreclosures and an increase in houses for sale – the fact that they are “distressed” and vacant further erodes the overall values of all homes. As the inventory of unsold properties continues to grow, residential real estate prices decline.

The bottom-line is there is an abnormally high number of existing homes currently listed for sale in Florida. As supply outpaces demand, property values drop. For Sale by Owner may allow the homeowner to bridge that drop in value and allow them to avoid foreclosure.

Blog is the word liaison made up of two words “Web & Log”. That’s how the word “blog” has been derived. Previously, blogs and blogging was inclined towards just the exchange of information, sharing of views and expression of thoughts; now the scenario has a bit of twist in it. Without affecting the ancient ideology here, the newer and contemporary blogging has attracted quite a few more objectives behind its construe and hence, more and more bloggers are daily falling inclined towards jumping into the puddle of targeted blogging and its advantages and benefits. Advertisement is the key attraction on a popular blog; and for average but popular blogs, adsense is an always-run thing.

What is it?
If we’ll say in this article that it’s about earnings and revenue generation, it might sound a bit bizarre. But the fact remains unchangeable, which screams out a “yes” to the bizarre. Yes, the reason why blogging is becoming the attraction of ensembles today on the internet is because it has become the ultimate source of generating revenue with zero capital investment and it serves the exclusivity being eternally explorable. Blogging is now growing to be bloggers full-time source of income.

This is a fact, go ahead, research away – and all the research you can do on this subject will validate our statements. Right; so now the question is, what does it take to buy some success for your blog? It needs you to be serious, to think above, to conquer the basics, to look closely into the various resource banks and all this will let you earn income through your blog/s. Blogs have been in existence for over a decade now, but the hey-days have been noticed for the last 5 years. Blogging has become the key to revenue sharing and earning revenue online; and that too, with no capital investment. We say no capital investment because today, on the internet, you will find uncountable number of free blog hosting websites. All they would be saying is, “free blog hosting”, “ create free blog”, “free blog optimization”, “adsense revenue without a website”, “earn with your blog” etc. One such free blogging site is blogfreehere.com, which is at the topmost seat in its kind.

Further, blogging is all about writing and posting anything and everything. Having a blog of your own is equivalent to having a website of your own. It can also serve as an online mall, where you may attract advertisers to come and advertise their products which are relevant to the content of your website. Hence, what you need to understand is that you have to choose what is going to be the focus of your blog. Depending on whichever way you choose to prepare and design the content of your website, you may then decide on what kind of sources do you want to or that you can make use of in order to generate revenue. Once, with the ideas and thoughts expressed in your blog and you attain popularity in terms of awareness and response, you may also have uncontrollable and immense traffic coming on to your web blog. This will be the time when you will run out of spaces that you could sell to the advertisers who are keen to put their banners and products on your blogs.

A blog is not restricted to having communication/contact with a community of people about thoughts and philosophy of life. Your blog could also be a business blog, which opens up a platform for the products or services that your business offers. It can promote and advertise your existing commercial website, gain visibility, popularity and extend the reach of your current traditional business flow. The participants could be your customers and they can come to appreciate or criticize your services or products. You can really use the comments as constructive feedback either appreciation or criticism and immediately change your approach if required.
